Causes of an Uneven Foundation

There are many reasons why a foundation may become uneven. In our area, it often has to do with the water table. When we go for long periods without rain or, conversely, get a heavy rain many days in a row, the soil beneath your home changes. This causes your house to move, especially when the ground wasn’t properly prepared before construction.

If you notice just one area of your home is suffering from settling, you may have an issue below just that area. One of the primary reasons for an issue in just one area is a sinkhole. Many homes have small sinkholes below them that cause an uneven foundation. Another culprit is a digging animal. If an animal digs enough below one area of your home, the foundation is no longer supported and that portion of your home can suffer. One other much less common cause of an uneven foundation is poorly mixed concrete that deteriorates over time.

When you see problems inside your home, you should walk around the exterior and note if the exterior walls are showing signs of stress in the areas that correspond to the sloped or uneven floors inside. Some things to look for are bowing walls, cracks in the stucco or misaligned siding. Don’t forget to look at the ground around your home for signs of animal intrusion or deteriorating concrete.
